Project Phases

Programming
How the project as it relates to you, the Owner, the land, and municipality where the building will be sited is addressed.
-Establish all special requirements based on function and equipment needs.
-Determine all parameters; site, code, special requirements.
-Establish budget.

Preliminary Design (Schematic)
The function and look of the project is determined.
-Layout floor plan.
-Locate building on site.
-Select building systems and methods.
-Design exterior of building.

Development of Design
Technical solutions are put to the schematic design.
-Design all systems: site, floor, wall, roof, mechanical, and electrical.
-Address all issues contingent on owner and code approvals.
-Finalize floor plan, exterior facades.
-Design interiors, fixtures, cabinets.

Documenting for Construction
Project documents convey to the contractor and governing bodies our intent in regard to the building we plan to construct.
-Complete all drawings and specifications for construction.
-Determine methods of contracting for construction.
-Submit for all necessary city, state, federal approvals.
-Review budget.

Bidding
Contractors propose a price to construct the project described by the project documents.
-Provide contractors with drawings.
-Answer all questions.
-Make changes to drawings and specifications as required to bring cost down and facilitate construction method.
-Assist in selecting contractor from bids.

Construction
The project is constructed based on the drawings and specifications.
-Initiate construction
-Review progress with site visits.
-Check and review all shop drawings.
-Answer all questions from contractors.
-Review all payment requests.
-Coordinate completion of project and turn over to Owner.
