2005 Expansion

In August 2004 PDG began preliminary planning and budget cost estimating for the Press Replacement and Expansion with a scope of five additions, major interior remodeling, and significant site improvements.

Construction affected virtually all parts of the plant and needed to be sequenced for function relocation prior to space renovations. The critical time-line required:
• Final design began in January 2005 with critical equipment delivery scheduled for February 2006.
• Construction commenced in April 2005
• Relocation of operations into the additions in November 2005.
• Renovations of vacated interior spaces on a fast-track basis in December 2005 with relocation of existing equipment in January 2006.
• Construction was completed on time and within budget for the February 2006 equipment delivery.

Time constraints between the date of project approval and the critical equipment delivery dictated that the designs and construction would need to be completed in phases, and would not allow for the full drawing package to be completed prior to the start of construction.
• Competitive bidding for construction was not feasible.
• PDG assisted the Owner with identifying and interviewing qualified contractors, as well as with final selection of contractors.
• The contractors became a valuable part of the design team, providing significant input into constructability issues, material procurement, scheduling, and other aspects of the project.
• The construction delivery method selected for this project was on a GUARANTEED MAXIMUM PRICE (GMP) basis.
• As Bid Packages were completed, the contractors determined the GMP for that portion of the project.
• With the GMP and construction commenced, the contractor was paid for the cost of the work plus a predetermined fee.
• Work was completed within the Contractor’s GMPs and within the Owner’s original budget.

The Owner’s budget for building construction, including HVAC, fire protection, plumbing, and electrical was approximately $14,700,000.
